Why You Should Use a REALTOR to Sell Your Home

Selling your home is a big endeavor that should include working with a Real Estate Professional. Here’s a few reasons why you should consider using a REALTOR when selling your home: 

First of all, a REALTOR has access to a variety of data platforms that include recent home sales in your neighborhood as well as day-in and day-out experience with what’s sold in the area.  This will allow you to get the best price for your home in the current market.  In addition, a REALTOR can access your local MLS where your home will be featured, so they can showcase the various details of your property to those buyers looking in your area.  

Selling your home is a full time job--it will be difficult to juggle work, answer showing requests, plan showings, create flyers, invest in additional market exposure, communicate with title companies, homeowner’s associations , lenders, and so much more.  A REALTOR becomes your marketing specialist.  They do all of that for you plus make sure all parties are in communication throughout the transaction, as well as invest in other marketing initiatives to get your house seen by more buyers. 

Selling your home is one of the largest transactions of your life, so it’s important not to miss a step in the process, especially with all of the paperwork that needs to be completed. A REALTOR will guide you through the process, ensuring all items are completed and the transaction goes smoothly.  If challenges come up, you’ll want to rely on your REALTOR’s experience to get through them. 

Once you’ve received an offer,  a REALTOR will review the contract with you to be sure all details & terms are understood.  Believe it or not, there’s a lot more to consider than the price alone.  They’ll also represent you through all negotiations - initial offer, inspection requests, appraisal negotiations.  While you may think it would be easier not to have the middle men (the buyer and seller agents involved), the negotiation is not always easy. A REALTOR acting as a buffer throughout the process prevents any emotional disagreements that could result in a deal falling through. Your REALTOR will have recommendations that help get you to the closing table.

Having said that, selling your home is an intricate process that ends in a significant financial transaction. A Real Estate professional is a huge benefit to you during this time. The expertise of a REALTOR allows you to better navigate the rocky waters and make sure you get your home sold for the most money in the shortest amount of time!
